Glad I Converted to Buildium
Overall it has been good. I am getting the hang of the system and believe I will be able to scale my business quickly once I'm ready.
Pros
I just started using Buildium and so far it has been good. Our onboarding calls were great and the team got us set up to use the system in no time.
Cons
I feel like I went into month two behind the curve. My onboarding was complete but there were a few items that I still don't know how to properly do in the system. While there is a lot of support information, my searches don't always find articles I need to support my business. One more support call would be solid.

Buildium gives any other platform a run for their money!
Overall, my experience with Buildium has been great. Like mentioned previously, there are a handful of features that could allow for a bit more efficiency but Buildium is far beyond its competitors the way it is already. It is extremely easy to navigate and also provides a ton of resources for DIY problem-solving which is much appreciated!
Pros
What I like most about Buildium is the user-friendly navigation. I have operated out of many platforms (Yardi, Entrada, DoorLoop, OneSite, Appfolio, RentManager, Guesty etc.) and Buildium is by far the easiest to feel your way through no matter the experience level. I have trained the most seasoned teams to the greenest teams and the way this software is laid out is so practical compared to a lot of other options on the market. Also, we experience way fewer inquiries from tenants and owners than we have in the past in terms of navigating their portals. Maintenance requests, general support needed, owner contributions, report interpretation etc. has been a breeze for our tenants and clients.
Cons
There aren't any features/lack thereof that I don't necessarily like about Buildium, but definitely think the existing Buildium could offer some features that would make day-today operations a bit more efficient:
- Giving tenants the ability to submit their notice to vacate via Resident Center
- Automatically reversing management fees collected on payments that have been reversed
- Create a space on owner/tenant/property pages to interact with/tag other team members so correspondence can be internal/recorded
- Allow for import/export of workorders/tasks
- Allow scheduling of reports to be emailed (monthly/quarterly generated Owner Statements)
- Show At-Will leases within lease renewals
- Add a pop-up feature when paying bills by check (like the Trust Account warning) if a vendor has e-pay info
- Add a report that shows bank balance breakdown without management company income included

Broker and Owner
My experience has been great. Anytime I have a technical issue I can also get someone on the phone or when submitting a support ticket my issue gets resolved fairly quick.
Pros
The platform is very intuitive and robust. It has all of the features one would need to manage a growing portfolio.
Cons
I would love to see more automation features but for what they have it's perfect for me.

Has some small issues
I have been using it for over 10 years with two different companies. I tried switching to another one, but it just didn't make the cut.
Pros

Not very Canadian friendly. It should integrate LTB notices and print receipts for large rental payments involving multiple people.

A Seamless Experience
Pros
Very user friendly system and easy to navigate around. I like the audit report very much as I constantly have to oversee staff performance.
Cons
No option to use a default bank account for vendor payments vs. rent collection
certain reporting unavailable such as monthly breakdown of occupancy reports/collection reports

Let us have the option to use one invoice per month per tenant
good overall, but you are missing some basic functions that need to be added. I am a commercial property manager and I need to be able to send one bill per month to each tenant with multiple charges

I never have to worry about remembering rent increases
Cons
That I cannot put 5 charges on one monthly invoice all together. The tenant shouldn't get 5 different bills and storing all the extra paper is a pain

I've enjoyed seeing the most recent updates that have really helped us manage better.
Pros
I love how easy it is to navigate the system!! I believe Buildium is the best management software for smaller property managers.
Cons
I'm not a fan of not being able to pull average cost. I would like it to be mor user friendly for construction budgets and average cost.

Positive. Very similar to my thoughts above in the Pros section. Have valued and enjoyed seeing what Real Page has done with this product since the acquisition a few years back.
Pros
Other than how easy and clean the layout is.....my favorite part of Buildium is how they utilize and solicit user feedback....and then for the most part, implement the right changes.
Cons
The Financial Reports and Accounting modules are still lacking. Not to mention the Financials Tab within the Accounting module....is just useless in my opinion. Would love to see Buildium really take the time and initiate to improve and revise this. Which would include getting feedback from any users who are Accountants or CPAs by trade or have those backgrounds. Myself for example would love to partake in this if asked.

Buildium Is a Professional Property Management Software at An Economical Price
I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.
Pros
I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.
Cons
In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

Simple Easy property mangement tools
Simeple and easy to use. Customer service is relatively quick to respond, but if you have basic plan, you are limited to only email correpondence. Overall the buildium costs less than other products but they lacks in reporting options for commercial buildings.
Pros
They are simple to manuever and easy to implement the functions. Overall compared with other products on the market, it is relatively easy to use.
Cons
Many times the system is more geared to apartment/residential type buildings and residential tenants. This might be something to consider when you are commercial property manager since the reporting functions for commercial management are some what limited and not so friendly. I strongly suggest that they implement more functions and reporting options for different types of commercial properties.

Buildium review
We like it, there could be more useful reports and the owner statements seem to have redundant info.
Pros
We like the ACH function of collecting rent from tenant.
Cons
The banking is confusing to setup - and waiting 7-10 business days to be approved along with 3 months bank statements is difficult when we have a new account for a new building.

Support as you Grow!
I would recommend buildium to anyone looking for property management software. Their support staff and their continual improvements are worth it, and the value for the software is fantastic.
Pros
The support team can answer EVERY question and are so easy to use. I don’t hesitate to call even for minor items.
Cons
The financial reporting and owner portal financials are a little lacking.

A robust operations platform that saves time and money
Great! Customer service has always been helpful, and the tool is very stable.
Pros
Rent tracking and customizable late fee policies, leasing/advertising tools, renewal countdowns, and work orders are among my favorite tools within Buidium.
Cons
The reporting features (especially ePay reports to reconcile credit card transaction costs on a per-property basis) are not 100% clear or intuitive. I would like to see some community best practices for various reports.

Very Good Property Management Software Option
Overall, I recommend this software to all of my property management clients who are looking for a new software. I just warn them to make sure it has all of the features needed and to check out the built in Apps to supplement features that may be missing. I definitely recommend for small growing PM firms who are cost conscious and don't meet the requirements for some of the other software.
Pros
I like that Buildium is affordable and easy to use. I would also say they have better than average support for a PM software.
Cons
It is not as customizable as other property management software, so it is important to review this software carefully before choosing it. It needs to be a good fit for your property management model.

Building our business with Buildium
Extremely positive, cost effective, and reliable. Fully featured including Tenant Portal, repair requests receiving and tracking. Now includes document signing at no extra cost. Support is friendly and quick to solve problems keeping us on track.
Pros
Now that we have worked with it for a few years Buildium is an integral part of our operation. We could not operate as efficiently and as professionally as we do.
Cons
Very steep learning curve and there are still times when things happen we can't fix ourselves. But Buildium tech support is extremely understanding and quick to locate and fix issues.

Communication Central!
it's here. but I think it can be better. I can the impression it was made mainly for HOA association and that is not me.
Pros
Keep tracks of the to do task and make recurring tasks.
Cons
that the tenants have difficult time responding within the request they made. and that they change the state. Also dislike that the workorder tab and the bill do not work together as much as i would like.

Buildium is very user friendly once you know where all of the important tabs are.
Pros
The cost is very affordable and support is quick and helpful.
Cons
There is no payroll module for Canada so it needs to be entered manually.

Buildium has given me the freedom to manage property from anywhere
I am able to run my entire business from anywhere that I have wifi or service on my phone.
Pros
I like that there is one place that all parties involved can use to run a property management company. I have about 45 properties in three separate towns in Montana and I use it daily for the entire property management process from listing properties to screening applicants, writing leases, maintenance, rent collecting, renters insurance, owner payouts, management agreements, vendor accounting and debt collecting. I had to teach myself how to use Buildium and it was easy because I can just call Buildium support and they walk me thru anything that I need to do.
Cons
The number one thing I don't like is the mobile app because it is not user friendly so on my phone I just go to the website instead and that is a bit difficult. The other thing I don't like is if a tenant pays their rent before the first of the month, it requires some extra work on my end to catch it and then go in and do some accounting changes so that it is allocated to the correct month.

It has been excelent to use Buildium as it makes my day very easy and when you take advantage of all its capabilities you can be very efficient.

User Friendly. No guess work
As I stated above, the program is very easy to use. It is very user friendly and will make a great addition to any Property Management company.
Pros
ease of use. as a first time user of this program, I was skeptical of my ability. the biggest hurdle is to NOT overthink what you should do. This is a very easy program to utilize.

I wish there were some "build in" letters regarding lease expiration.
