Cons

It can be overwhelming when first onboarding as there are so many settings and options so you need to make sure you understand the settings before implementation.

Rent Manager is easy to use... yes, there is a learning curve at first as there is with all programs but that is quickly remedied once you are in the program.

Cons

When statements are generated, the date of the statement is the actual date it was generated so you can't generate them the previous evening. It would save us time to be able to generate the prior evening but date it the next day.

I think the best thing about Rent Manager is Team Purple and how quick they are in responding. Also recently, they rolled out the Prospect Dashboard that has really been a game changer. They have alot of integrations which is helpful.The one good thing about Rent Manager is the VOIP and how it syndicates the calls - incoming and outgoing.

Cons

Rent Manager is by far one of the worse CRM I have used. RM12 and RMExpress does not have the same functionality. There is always a workaround needed. Always a glitch. The user interface is better in express than in 12 but Rent Manager really needs to look at other PMS like Entrata and see what they can take from them.

The user defined fields. Our company is moving away from MRI which is restrictive in how information is collected and displayed on the MRI interface. With rent manager we are able to add more lease details, and the interface is easy to follow (and the question mark help tabs are very useful).

Cons

The onboarding training (bootcamp) is geared more towards residential than I would like: there were a few topics we did not need to sit in on as we are a commercial retail-based company. We also needed more commercial lease training (metered utilities, CAM Recs)

I like how the software is so user-friendly.

Sometimes there are features missing that I see in other property management software.

I own a strata management company in BC. Rent Manager claimed management companies in BC were using their software. That was a lie. Their software is not at all compatible with strata management in British Columbia

There are two different versions- desktop and Express. I have staff that use one and not the other. Requires me to be versed on both. There is some difference in them- but both are very intuitive and usable.

This is a great product, BUT its the customer support that makes this the product I will choose over all others. They are cheerful, they want to here your issue and/or your requests for improvement. They value their customers.

There are a few features that I know RM is working on bringing out, however I know that other company's already have up and running. (ACH SD returns is a big one) Their mobile app is also something I hope they work on because it is something that isnt quit up the speed.

Very easy to implement, tons of How-to videos, easy to use, intuitive, flexible, and field personal found it easy to use and helpful to their job.

Nothing material comes to mind, however, I if I could wish for anything, I would like to have a tightly integrated Treasury/Banking functionality that would integrate with many banks and automatically download bank statement activity into the Bank Recs and automatically clear outstanding checks.

I have not used many other products. Rent Manager has many ways to simplify any aspect of property management. When I was trained by a coworker, I had no idea all of the options that I could use in rent manager. I was doing CAM, Direct Expenses and CAM by hand on Excel. I can't wait have Rent Manager work for me!

I’ve been using for over 7 years; it makes it easier to track all the tenants and properties. We’ve never lost data, we only use a portion of all the features. We have always run lean & mean; we should’ve spent time & money to set it up better. We’ve been downsizing and our balance sheet has never been even close (our fault).
Love all the reports & ability to automate things. Great to track what tenants say & do. Then review later.
We’ve learned that lawsuits can come 20 years later, so staying with this tool will give us piece of mind. A great product, for the duration!

Some things just need an accountant to explain, or how the feature is designed (loans, mortgages). Definitely a lot to learn, and better features come, I will never know it all.

Their customer service is like an 11 out of 10! 6 star rating, because 5 stars isn't enough. At first (a few years ago) I was so surprised at how great the service and people are (professional, knowledgeable, etc.). I am no longer surprised, as they have set and maintained the bar for over 4 years now with us, and are absolutely fantastic! Think Chick-fil-a of rental software!

Rent Manager does a poor job of advertising its features. I am always looking for opportunities to automate and simplify operations. I ask what else can be done, and the only answer I get from anyone is, "What problem are you trying to solve?" That is backward to me. What can the program do?
More can be done for the commercial side.

While there are many options to customize, there are some items that cannot be changed. Also, be prepared - there are an enormous number of options, so sometimes finding what you need can be daunting.

The global search tool is the feature that has proven most useful for me when working with more than 50 properties and all their associated tenants and vendors. I have experience with other Accounting systems like QuickBooks and CINC but my experience with Rent has been extremely pleasant and enriching because allows you to do so much more and explore a world of possibilities due to its customized reports and features.
The other thing that I would applaud is their customer service team. When I first started using it I was reluctant to the fact that assistance was provided by phone because I thought that I was going to be waiting in line to never be helped but what a pleasant surprise. There was no one time that I have called that I have waited more than 5 minutes in line to be greatly assisted by the nicest and most knowledgeable agents. You can always count on them to obtain responses about features, implementation, and more.

Since I work with the accounting side of the software, the fact of not having the bank accounts linked to Rent Manager to do daily reconciliations, monitor bank transactions, and process bank transfers without leaving the system makes my day-to-day harder, and what usually would have taken me 5 days to finish it is now taking me 2 weeks. I know that the option is available in the online version but since this feature is provided by other accounting software for free I do not understand how is still not available to all users.
The other feature that I would love to see or have in the future is the option to import Credit card transactions and register the same way we do with Electronic bank reconciliation.

The simple ease, the flow of entering items. I know a property manager had a hand in putting this terrific software together. It 100% relates to our work. Unlike other property management software, it is a breeze to put your work together on RentManager and correct it afterwards without it being a hassle for everyone.

Adding attachments from non rent manager sources is harder than I feel it should be. Also, the email address book does not archive past Owners and Tenants so you still have to go through and choose the recipients, which is tedious.
