# Comunix Software

> Comunix is web-based accounting software for homeowners' communities in Spain, built for small and midsize property administration firms and for communities that manage themselves without an administrator.

How it works: each month you import the bank statement in Norma 43 format. Comunix reads the payer of every incoming transfer and assigns it to the corresponding flat; anything ambiguous goes to a review list instead of being guessed. Rules per payer make the same payments match automatically in later months. Bank charges and supplier payments are grouped into expense categories.

What you get: an up-to-date balance for each community, the amount owed by each flat (taking into account fee changes, special levies, partial payments and non-calendar financial years), the annual report to present at the owners' meeting, statements and debt certificates per owner, Excel export, SEPA direct debit files, and the supplier summary for tax form 347.

Administrators can manage any number of communities from one account and invite colleagues with permissions per community. Data is backed up every day. Comunix is currently in free open beta.
